O U T D O O R   S P A C E…is there anything more coveted in our mile square? It comes very far and few properties between, so it’s important to be in the know. To help you, we’ve rounded up the best roof decks and outdoor spaces in Hoboken and JC to soak up some sun. Because there’s nothing better than a rooftop BBQ {or party} when you’re stuck in the concrete jungle on a summer weekend. Here are a few of our faves.

THE SAFFRON: 215 Newark Avenue, Jersey City

FAB FACTOR: If you thought getting a unit at 1450 Washington was tough… the madness that swirls upcoming availability at The Saffron is like someone giving away one of Wonka’s golden tickets. The amazing thing about The Saffron is that it’s literally 3 blocks from the Grove Street Path and even closer to restaurant row. All about that location! This quick walk to brunch will be too fast to even take a Snapchat selfie of your crew walking to eat, f-realz. The building is mostly sale units, but rentals do pop up — so get your realtor on the case!

THE OAKMAN: 160 1st Street, Jersey City

FAB FACTOR: The Oakman is one of the newest, condo sale buildings to hit downtown Jersey City. They have been selling like hot cakes, so call your agent to set up a tour — like NOW — and prepare to be ‘wow-ed.’ Aside from the tranquility of the roof top scene, this ultra-luxurious building is styled with the perfect blend of industrial finishes and sophistication. No car? No problem. Rent a Zip Car and charge that bad boy right in front of the building at one of their Zip Car charging stations.

Pro tip {and how to steal that style, without the broker fee?}: Easy peasy. Head on over to the building’s leasing office — with or without your agent. Get the scoop on the floor plans and availability, learn about leasing incentives, fill out the application, and select your lounge chair. If you’ve been working with an agent you like and you want to see them get compensated for their time, bring him or her along. They will still get a portion of their fee paid—just not out of your pocket.

Love this addition to Hamilton Park and we definitely think Carrie Bradshaw would approve.

70 COLUMBUS: 70 Christopher Columbus Drive, Jersey City

FAB FACTOR: 70 Columbus is one of JC’s newest rental buildings. This one knocked our socks off — or weather-appropriate flip flops rather. The green building has 60,000 sq ft of amenity perks: 4 outdoor grills, outdoor showers, green areas for both kids and pups play, as well as stunning NYC views, a free gym membership at BASE {what??- that’s a roughly a $95 a month freebie!}, the PATH at your doorstep, oh and psst — hang around long enough, and you can take advantage of the Whole Foods coming soon across the street. Truly a must see!

PARK + GARDEN- 1450 GARDEN STREET, HOBOKEN

 FAB FACTOR: FOUND! The perfect combo of indoor/outdoor space. Park + Garden’s rooftop features an outdoor pool and landscaped deck, and it is bordered by multiple club rooms. This is perfect building for some fun in sun or keeping busy in the comfy living space just off the pool area {fit with a game center, might we add}.  So… if sun/swim/lounge/repeat is your summer circuit, this sleek uptown Hoboken location may be your new favorite staycation spot.
