Hoboken in present day is a small city — filled with buildings and a ton of people — the majority of those being apartment buildings, but long ago, it was a town filled with a ton of factories. From the outside looking in, one might not believe that when looking at the Mile Square now, but little do they know, many of these apartment buildings still have industrial characteristics that remind us of its past. Several apartment buildings in town are former factories, and we got a look inside one: The Grand Adams on 300 Grand Street. The now-apartment building was originally built in 1906 as the Keuffell and Esser Manufacturing building and currently has 99 loft-style apartments. Our friend and interior designer Kate Cummings is one of its residents and is giving us a peek inside the lobby + her apartment, both of which she designed — check it out in our latest Hoboken homes feature:

Kate and her husband Griffin moved into the building from Manhattan almost 4 years ago. They left the city life for more room and truly fell in love with Hoboken. Kate, like many others, said she felt like Hoboken was home. Not only does she have one of the most unique apartments in town, but she was also hired to redecorate the common areas and lobby of the Grand Adams. Kate really honored Hoboken’s roots throughout the building and within her apartment. Throughout the halls, you will see prints of Hoboken in all its industrial glory.

Inside Kate’s Apartment

Upon entering the apartment you are welcomed by a precious dog named Jonesy and Griffin’s collection of bicycles. Kate explained, “Picturing this wall as the home for Griffin’s bikes was a huge selling point of getting him to move to Jersey. He rides his bike to Long Island City every single day, rain, snow, or sunshine.” Now that’s impressive. You’ll notice in the photos Kate decided to add some shades of navy and grey into the design, making it very cozy and welcoming. The living space is spectacular, a true entertainers paradise.

Kate wanted to combine “comfort, functionality, color, and texture” into the space when designing it. The once L-shaped sofa from Restoration Hardware was broken up to have two separate sofas in order to make the area more inviting. The coffee table is from Ikea, rug from West Elm, and the media console is reconfigured industrial shelving from Lowe’s. Majority of the artwork is a collection from their travels over the years, and the large print against the dining area wall is from Minted. The staple piece in the room is the dining table that was custom made by Custom Made Industrial Dining Table Benches & Chairs by Matt Franjola in Connecticut.

Bar carts have become a popular thing over the last few years {thanks to Pinterest}. Kate took the typical bar cart and made it her own by using floating shelves made by her husband and positioning them in the corner – filled with all your favorite alcohol and glassware. It gives it this industrial feel, it isn’t the first thing you notice in the room but as soon as you see it – total wow moment.

Upstairs, the area is greeted by the most amazing sunlight. The rug is from Safavieh, bedding is a mix from Target, West Elm, and Pier1. The artwork is a mix of their travels along with a vintage 1920s kimono Kate got from her mom. The orchid is from local shop Soho Flower & Garden on First street. Carrying the vintage theme is the side chair that is from a thrift store on the Upper East Side Kate reupholstered.

There are two full baths on the second floor, a his and hers, if you will. The final room is Kate’s sanctuary, her office. Kate is a full-time independent interior designer, so she needed a room for all her creative ideas to bounce around in. You could just feel the hardworking energy of the room upon walking in. One of her current Hoboken projects is designing the Avocado Mattress Showroom, along with a few condos around Jersey City and our square mile. She hopes to expand her business more into the Hoboken scene with her eclectic nature. Taking what clients own already and mixing it in with some new items is what she does best. She wants people to know you don’t have to dish out a ton of money to get the design idea you are looking for, it is about having someone bring your vision to life and many times it is just honing in on what you already own.
