NY Waterway Purchases Union Dry Dock + Updates on Hoboken’s Other Open Spaces

The City of Hoboken may have missed its chance to acquire the waterfront space known as the Union Dry Dock. According to hMAG, the space was purchased by a subsidiary of the NY Waterway for $11.5M. The subsidiary of NY Waterway plans on using the space for a ferry dock and repair station. This past June, the City reached out to the Union Dry Dock to begin discussion about purchasing the land. The Union Dry Dock sent a letter stating that it was not legally able to discuss a sale of the property to the City of Hoboken at that time. In response, Mayor Dawn Zimmer opted to move ahead with an attempt to acquire the Union Dry Dock property for open space by use of eminent domain, a process which was later authorized by City Council and would allow the city to purchase the land from Union Dry Dock at a fair market value. The authorization of eminent domain will enable the City to facilitate negotiations, but does not mean that eminent domain would in the end be implemented. “Now more than ever, the City needs all the tools available to be in the strongest position to negotiate in the best interest of our residents,” said Mayor Dawn Zimmer.

The City is also seeking to purchase the land near the Southwest Resiliency Park The property owner of Block 10, Lots 1-7 and 30-36 brought in an appraiser for a second evaluation of the land. Now valued at $5.3M the City Council is revisiting the topic of whether to accept the second appraisal and authorize a new offer amount. The City is also encouraging residents to complete the online survey for the Northwest Resiliency Park. The project team will be hosting a public forum to discuss further on November 30th from 7-9PM at the Wallace School Cafeteria.
