Neumann Leathers Building to be Rehabilitated and Preserve Artists

The City of Hoboken has completed the draft Neumann Leathers Redevelopment Plan, which will preserve the building and seek to protect and enhance the existing artist community.  The plan will also create new retail space and affordable housing as well as adding public open spaces and extend the street grid at Grand Street. The plan will maintain existing industrial rent levels for the current tenants in order to help the industrial and fine arts continue to thrive. The cost of renovations will be offset by the new construction that will include residential, commercial, and retail property space as well as parking. According to a press release from the city the plan will “require the preservation and adaptive reuse of the historic buildings, using site characteristics such as the smoke stack, cobbled drives, exposed steel, oversized doorways and loading portals as design elements to help integrate the architecture of the past and present.”  We’re happy the plan hopes to keep the history and beauty of the building. The plan will be released to the public officially on November 4th at the town council meeting. You can download it here to read it in full.

Work it Out Willow Getting a Makeover

photo-2-590x442-300x224

The ladies of Work it Out are celebrating 5 amazing years of bringing fitness and fabulousness to Hoboken. They’ll be closing the Willow location for about 8 weeks around the holidays to upgrade the space and create even better ways to “work it out” with them in the coming year. They’ll be expanding their ride studio to double the bikes available. They’ll also be soundproofing the mat studio to bring yoga back to the WiO schedule. To accommodate for the inconvenience the close will cause, they’re adding more classes to the River location schedule. Congrats to everyone at WiO for the 5-year milestone and exciting makeover ahead!

It’s crazy to think that three year has passed since Hurricane Sandy ravaged our city and the surrounding areas. But, in true Hoboken fashion, we’ve only grown stronger and more resilient as time has move forward. The City voted to fund the construction of the H-5 wet weather pump, which is currently underway. They’re also moving forward with the acquisition of the BASF property in Northwest Hoboken that will be redesigned to help with underground stormwater detention. The two projects together will help to alleviate flooding in neighborhood around ShopRite. Funding has been secured for the Southwest Park as well though plans are contingent upon the NJ Department of Environment Protection issuing final permits. The City is also working to create a plan for a 2 acre park and plaza on 7th and Jackson. The City has also developed guidelines and policies to help private property owners design flood-proof properties and incentivize the building of green roofs to help prevent thousands of gallons of stormwater runoff.

City Council Calls for County Tax Cap

cityhall

Mayor Dawn Zimmer and the Hoboken City Council’s have unanimously-passed a resolution calling on the Governor and State legislature to require county governments to comply with the same 2% tax levy cap which currently only applies to municipalities. They’re calling for Hudson County to comply with the cap regardless of whether the State law makes it mandatory. In a statement Mayor Zimmer acknowledged that Hoboken’s municipal tax levy has decreased by 6% over the last give years but Hudson County’s tax level increased by 20%.  As a result, Hoboken’s county tax burden has risen by 28%, which seems unfair as our city has been working to cut costs without the county doing the same. The hope is the county will join in the efforts to reduce taxes on county citizens.
